Housing & Mixed Use Projects

ORA has extensive history working on housing and mixed-use projects. Housing projects include everything from senior housing to affordable housing to luxury condominiums & apartments. Mixed-use is any large scale building that will have several different purposes – typically housing/office space over retail/commercial spaces.

Housing and mixed use projects come with their own set of challenges. Often these projects are on a strict schedule, and require a resident inspector who can oversee inspections & testing throughout the project. ORA has several experienced lead inspectors who can take on this daunting task and ensure your project is completed on time.

Ethiopian Village Senior Housing

Seattle, WA // 2023

The Ethiopian Village Project will provide 90 units of Affordable Housing to Seniors which will include (40) a mix of one bedroom, (49) studio apartments, (1) residential manager, a community room, a lounge area, and outdoor amenity space.

12th & Spruce Supportive Housing

Seattle, WA // 2022

The 12th and Spruce building now provides 100 apartments to people who have experienced long-term homelessness, as well as three apartments for live-in staff. Many of the residents at 12th and Spruce will be veterans. The building features a nurse’s office, outdoor community space, and a wonderful location at the convergence of the First Hill, Yesler Terrace, and Central District neighborhoods.

Jabooda Melody

Seattle, WA // 2022

This $37.5 million mixed use project involves constructing a 6 story, 186-unit apartments with retail and parking for 69 vehicles. The building was designed in a trapezoidal shape to mirror the irregular shape of block it is built on.

Village at Totem Lake

Kirkland, WA // 2021

This 400,000 square foot re-development features high end residential, luxury shopping and extravagant dining experiences.

The Hailey Apartments

Tacoma, WA // 2021

This $40 million, 7 story, 186 unit apartment building was constructed in Downtown Tacoma. It is located near public transit and the local library making it highly desirable. The building includes a rooftop amenity deck, bike storage, a co-working space, a pet spa, and a fitness center.
