This $17 million project involved the construction of a new four-story affordable apartment building for low-income senior citizens. There are areas for outdoor activities, as well as a bio-swale for stormwater runoff. The project includes a large multi-purpose community room with a residential-style kitchen, a large interior deck located above the garage at the first floor level, a computer lab, an exercise room, a TV and movie room, a library, an arts and crafts room, and shared laundry rooms. ORA was engaged to provide geotechnical and structural special inspection and testing services. Our scope of work included the following:

  • Soil bearing verification
  • Excavation monitoring
  • Fill placement and compaction testing
  • Erosion control inspection

  • Shotcrete
  • Reinforced masonry
  • Reinforced concrete
  • Post-tensioned prestressed concrete
  • Structural steel fabrication and erection
  • Ultrasonic examination of welds
  • Lateral framing
  • Water retention
