Meridian Tower

Location: Seattle, Washington

This project involved construction of a residential high-rise located at Terry Avenue and Pike Street in the First Hill neighborhood of downtown Seattle. Standing 26 stories above grade, it incorporates one of the deepest subsurface excavations in the history of Seattle’s high-rise developments to date, reaching a depth of eight levels, approximately 90 feet below grade. The structural frame consists of a ductile moment-resisting concrete center core, with a post-tensioned two-way concrete slab system.

ORA’s testing and inspection scope of work included the following items:

Metropolitan Tower

Location: Seattle, Washington

This project involved construction of a new 32-story, 270,000-square-foot luxury cast-in-place steel frame apartment building featuring seven levels of above-grade parking, five elevators, and 366 units of condominiums spanning over 24 floors. The principal structure utilizes a post-tensioned concrete slab construction with cast-in-place ductile moment resisting space frames, and incorporates a precast concrete and glass curtain wall exterior skin. The estimated construction cost is $51.9 million.

ORA was engaged to provide complete structural inspections and materials testing services for this project over the duration of approximately one and a half years. Testing and inspection services performed by ORA include:

Olivian Tower

Location: Seattle, Washington

This $40 million project involved construction of a new 27-story high-rise mixed-use building containing retail space at ground level, luxury apartments above grade, and six levels of below and above grade parking in downtown Seattle.

One Convention Place

Location: Seattle, Washington

The $40 million One Convention Place project is one of the three developments to the Washington State Convention and Trade Center major expansion. The 22-story tower is cantilevered over the existing Convention Center approximately 25 feet and is designed to allow for connection of structural members for a canopy over Pike Street. The building contains over 300,000 square feet of office space, 50,000 square feet of convention center expansion space and 120,000 square feet of underground parking. The exterior cladding is a combination of pre-cast concrete at the base with conventional curtain wall from level seven up.

ORA was engaged to perform onsite structural inspections and materials testing services as well as overseas structural steel fabrication inspection and nondestructive examination (NDE). Structural steel was fabricated by Samsung Heavy Industries Co. Ltd. at their Koji Island Shipyard Facility and their Tangjin Plant, both located in South Korea. Because of the core column sizes, the core column units were rolled and fabricated at the SeAH Steel Corporation Facility, located in Pohang City, South Korea.
